FROM AROUND THE VALLEY...

Once a month, we invite our Vendors to write their perspective on property issues.

This month we hear from: The Maintenance Guy - DJ Edmonds

Here in the Rogue Valley, as we head toward Spring, we're still seeing a lot of sub-freezing nights and cold, rainy days.  Thank goodness we haven't had any of those hard horizontal rains that attack doors and windows, we have seen mostly normal rain that saturates roofs and eaves.

This year, I've noticed good-looking roof gutters leaking at the corners and joints.  In order to avoid the more expensive replacements, we'll need to get the gutter guys out to perform less expensive cleaning and repairs.  Stopping the drips now can help protect the lower exterior wall areas.

The Rental Market is slow right now, the vacancy rate is hovering around 8 % which is high and some what alarming.  The bottom line is that there are a lot of vacant units, a lot of competition, and in order to be successful, we need to present your property at its point of greatest desirability.

From a maintenance perspective, it's an issue of overall appeal.  We have to groom the landscaped areas, and detail the exterior of the building.  The kitchen and baths have to shine, and the carpets and paint has to be crisp and fresh, and just more inviting than any of those units that can be found down the street.

So, if there is any bad news, it's that the market is down, but the good news is that, as always, we are here for you, we are on the job, and we'll keep you posted.
