1. Local Knowledge of rental rates. We have extensive local knowledge of rents and the ability to determine the highest rental rate possible for your property.
2. Tenant Screening:AllCities requires a detailed written application from each adult 18 yrs. of age and older with photo identification.   We DO NOT do our own screening.  We hire a company for which the tenant pays  the full fee.  Their massive computer system does  the job we are incapable of including a 48 state criminal background check, employment references and pay confirmation, past rental or ownership evictions, and/or foreclosure, financial credit rating  including payment history,  liens, and collection data.  They even put all the phone numbers into a reverse directory to insure they are indeed communicating with the entity who is attached to that number!!  It has been an invaluable asset.
3. Up to date and effective rental agreements.  Our approximately 12 page agreement along with auxiliary forms including HOA rules and regulations, mold agreements, non smoking agreements,etc., protect all concerned with clear communication and understanding from the beginning of the tenancy.  We do a video at move in and move out to insure proper records should any questions arise concerning property conditions and/or charges for repair.
4.  We do at least two maintenance visits per year and check smoke alarms, fire extinguishers, and other items on our check list to insure proper use and maintenance of your property.
5.  Accurate collection, accounting and distribution of rental proceeds and deposits are sent on the 20th of the month including copies of ALL bills paid.
6.  A cordial and well informed staff are working for you.  If they don't have an answer, they will find out and return calls or emails.

8.Our effective marketing employs a wide and effective program including the Internet, print media, signage, referrals, and professional affiliations.  We use visual tours of all our rental properties and employ a WEB master to keep our site in the best locations and in the newest rental market sites.  Our goal is to create the widest add distribution available for the least cost to you.
